Rental Agreement


Check-in/Out

CHECK-IN TIME IS AFTER 4 P.M. AST AND CHECK OUT IS 12 Noon AST.  Early check-ins, late check outs by prior arrangement only and usually not available in the summer. Additional fees may apply.



You'll want to stock-up on food in Anchorage or Seward. Estes Bros grocery in Moose Pass is open 9-7 seven days a week - limited inventory- cash only - ATM. Nearby Trail Lake Lodge has a restaurant and bar with satellite TV.

Chalet has Satellite TV/DVD, Cell and WI-FI Internet service.

You will want to bring flip-flops for getting to the hot tub, real swim suits (or nothing - your discretion), and sleep masks for the Midnight Sun.

In order to facilitate the management of these facilities ensuring a pleasant stay for you and those who will visit next,  the following is required:

Smoking
This is a NON SMOKING chalet. If smoking occurs during your stay a $500 fee will be assessed.

Dogs
Dogs are welcome with prior approval.  $25 per pet fee applies.  All pets must be under control at all times.  Pet owners are responsible for cleaning up of any/all pet refuse.  Pets are not allowed on furniture at any time.  Any evidence of pets on furniture may incur extra cleaning fees.  For the safety of all guests on the property, all pets must be up to date on rabies and all other vaccinations. All items above are the sole responsibility of the pet owner. The chalet owners assume no responsibility for illness or injury that may incur to pets or humans while on the premises.  

Age
Students or singles under 25 years of age are welcome when accompanied by a renting adult/guardian or parent. 

Payment
An advance payment equal to 50% of the rental rate is required upon booking. Payments in the form of traveler’s checks, bank money orders, cashiers checks made payable to: Gary Steele. Master Card and Visa charges will appear on your statement as:  8 Star Alaska.  The BALANCE OF RENT is due 60 days before arrival summer, 30 days in winter. 

Damage Deposit
A $500 deposit will be charged your credit card within 7 days of your arrival. It will be fully refunded if all conditions of the rental are met. If not paying with credit card a $500 Damage Deposit is required when booking by check or cash. The advance reservation deposit is not a damage deposit. 

Cancellations
A 10% cancellation fee will be charged for cancellations 61 days or more before arrival. After 90 days the full rental is due in summer/30 days in winter. We will refund anything that we are able to re-book. Cancellation under these parameters or early departure does not warrant any refund of rent or deposit. WE HIGHLY RECOMMEND YOU PURCHASE TRIP INSURANCE TO COVER YOUR CONTINGENCIES.

Occupancy
All guests/visitors need to be pre-registered and the additional persons charge applies for ALL guests/visitors. The maximum number of guests/visitors per chalet is limited to ten (10) persons at any time.  An additional charge of $100.00 per person for unregistered guests more than ten (10) will be assessed. 

Housekeeping
Linens and bath towels are included in the chalet. Daily maid service is not provided. For longer stays, clean linens and towels will be provided as needed. 

Rate Changes
Until confirmed, rates are subject to change without notice. 

Falsified Reservations
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. 

Hot Tubs
  • A hot tub is not a swimming pool and is for relaxation purposes. Horseplay such as throwing people into the tub will result in loss of hot tub use privileges with no refund.
  • Use at your own risk - There are certain health risks associated with this facility; use at your own discretion. 
  • Do not adjust the hot tub temperature setting. Frozen systems can result or too cool temps for the next guests.
  • Children must be supervised in the hot tubs at all times.
  • Only clean human bodies and swimsuits (not cutoffs or sweats) allowed in the hot tub. If you wear a hat, make sure that it does not get into the hot tub. Fibers from material clog the filtration system and objects left in the tub get sucked into the intake, shutting down the tub, or causing higher maintenance costs.
  • No children in diapers allowed in the hot tub.
  • No food or beverages (other than water) or glass containers are allowed in or near the hot tubs.
  • Our housekeepers sanitize, refill and replenish chemicals in all tubs prior to your arrival; therefore, it may not be up to full temperature till later that evening.
  • DO NOT STAND ON THE HOT TUB COVERS - Hot tub covers are for insulation purposes and are not designed to support a person or persons, they will break and you may be charged for replacement.
  • Leave cover on so hot tub will stay warm when not in use.
     
Winter Advisory/Road Conditions
The Seward Highway can become impassible for short periods in winter. The gravel drives are well maintained, however we highly recommend studded snow tires, all-wheel drive, four wheel drive and/or chains during the snow months. Due to the steepness of the drive, extreme weather or inadequate vehicles may require parking at the bottom of the hill until conditions change or the drive can be made passable. We do not refund due to road conditions beyond our control. WE RECOMMEND YOU PURCHASE TRIP INSURANCE TO COVER YOUR CONTINGENCY NEEDS.

Damage and Cleaning Fees
DAMAGE and additional CLEANING FEES will not be assessed if the following conditions are met:
a.    No damage is done to chalet or its contents, beyond normal wear and tear. Any additional charge based on actual damage. Chalets must be maintained in reasonable condition so that they can be turned over in no more than four hours upon departure. Additional hours charged at $50/hour. Housekeeping during stay available for $25/hour.
b. Hot tubs and covers not abused, left in an unusually dirty condition, and the temperature has not been turned down. Additional day’s rental or replacement costs will apply.
c. Pets are cleaned up after. Additional $25 fee will apply.
d. No linens, bedding, towels, dinnerware, kitchen utensils, appliances, etc are lost or damaged.
e. Soiled dishes are placed in the dishwasher and started; all used beds are stripped and linens and towels left by the laundry closet. $30 additional cleaning fee will apply.
f. All keys are left in the Chalet.  There is a $50 lost key charge
g. Hot tub is ready for the next part after being sanitized and water level re-established with no more than 21 gallons of water (the case after normal use).  Draining, cleaning and refilling the hot tub due to misuse following a single rental will be assessed a $150 fee.  Hot tub filter replacement cost necessitated after a single rental will be a $50 fee.

Written Exceptions
Any exceptions to the above mentioned policies will be agreed to in writing in advance. 

Legal
The chalets are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

Making a reservation deposit indicates agreement with the above conditions of rental and gives approval to charge the credit card provided with all fees indicated including the damage deposit and damage fees as warranted.
